Rain water fills spaces between rocks and particles of soil. It 'displaces' the areas of air pockets. For someone to suggest that there is a 'cavern' next door, I wouldn't readily believe them. Caverns are quite large, also known as caves. It could be that the ground below is very gravely and rocky. Just take a cup and fill it will gravel and pour in water. The rainwater will continue to dissipate over time and leave the spaces filled with air again, hence more air bubbles the next time it rains. However, if you do choose to believe in the 'cavern' possibly it's a good time to sell. :o)
